About 15 minutes southwest of downtown Ottawa we come to the lovely, mature neighbourhood of Trend – Arlington.

This former City of Nepean neighbourhood is located in Ottawa’s Knoxdale-Merrivale Ward. Residential development began in Trend-Arlington in earnest in the mid-1960s and continued through the 1980s.

Trend-Arlington’s approximately 5,000 residents have easy access to the fantastic Bruce Pit Dog Park. You’ll find both a large area for dogs to play off-leash and quiet outer trails when you’re ready to leash up.

The area is home to a pond, plentiful bird watching, and even a toboggan hill! Choose the busy dog park or the quiet trails depending on your mood.

TORNADO IN TREND ARLINGTON OTTAWA

Arlington Woods, the southern part of the neighbourhood, experienced extensive damage during a tornado that ripped through the area in 2018. The EF2 Tornado that touched down in the Nepean area was declared one of the ten most significant weather events of 2018 throughout Canada.

Although, tornadoes are extremely rare in the Ottawa Valley we have experienced a couple in the past few years and this particular one was probably the most extreme. The loss of many of the neighbourhood’s big trees compounded the damage to homes and businesses.

But Trend – Arlington is a tight-knit community with deep roots. Residents banded together to begin clearing downed trees and planting replacements shortly after the storm.

The neighbourhood’s dedication to restoring its natural areas brought people together and strengthened the bonds between neighbours. That tells us a lot about the commitment to community here in Trend – Arlington.

REAL ESTATE IN TREND ARLINGTON OTTAWA

If you’re moving to Ottawa and looking for a mature suburb with community spirit, Trend-Arlington has a lot to offer. Residents enjoy a variety of housing options, from garden homes and townhomes to large estate homes.

As you tour the neighbourhood you’ll even find some distinctive Midcentury Modern designs. Dotted with local businesses, this family-friendly neighbourhood has plenty of parks and its own schools.

It’s clearly visible in the area that there is pride in home ownership. 81.5% of the homes are owner occupied whereas only 18.4% of the properties are renters. And people tend to stay when they locate here – about 12.6% moved in the last year and 32.5% moved in the past 5 years. This is slightly below the Ottawa average.

Homes built prior to 1950s account for only 4.4% with the majority of homes having been built between the 1960s to 1970s with 80.7%. And for properties built between 1980s and 1990s well that is 14.3%.

Convenient for commuters working in Ottawa, Trend – Arlington is a great choice for anyone looking for a strong, resilient community in a beautiful natural area. The location is great for access to good schools, shops, Hunt Club throughway and 416 Highway. If you are looking for convenience and community Trend – Arlington just might be your spot.
