Meanwhile, Orleans, in the east, is a family-friendly haven with newer developments and a classic “bedroom community” vibe.
Today we’ll compare these two suburbs across four key categories: Amenities, Real Estate, Transit and Commuting, and Lifestyle. Each category is scored out of 25 points, leading to a final tally that helps you decide which suburb is the best fit for your family.
Before we get into the scores, let’s talk about how they’re calculated. Our scoring system considers real-world factors like access to amenities, housing affordability, transit options, and overall lifestyle quality. While stats and data play a big role, we’ve also factored in personal observations and local feedback to ensure the scores reflect the true experience of living in these suburbs. It’s also important to mention that we did consider factors like schools and education as well as safety and community feel. These are critical elements for anyone relocating with their family. However, across Ottawa’s major suburbs, we found these factors to be consistently well-balanced. Most neighborhoods offer access to quality schools, including French immersion options, and maintain a strong sense of community with relatively low crime rates. Since these aspects are fairly comparable across the board, we’ve decided to focus this comparison on other key factors that truly set these areas apart. So without further ado – let’s get into this…
1. Amenities (25 Points)
Kanata (22/25):
Kanata excels in amenities, offering a mix of urban conveniences and outdoor activities. Shopping hubs like the Kanata Centrum and Tanger Outlets provide everything from big-box retailers to boutique stores. For recreation, Kanata boasts facilities like the Richcraft Sensplex, which offers skating and sports leagues, and the Kanata Leisure Centre, complete with a wave pool and fitness programs. Nature lovers can explore the South March Highlands Conservation Forest, a favourite for hiking and mountain biking.
Kanata also shines when it comes to dining and entertainment. You can enjoy upscale meals at Central Bierhaus or family-friendly dinners at spots like The 3 Brewers. Popular areas like Beaverbrook, where prices surged 25.6% over the past year, and Rural Kanata, where luxury homes average over $1.5M.
Future developments in Kanata, including planned infrastructure and commercial projects, promise strong long-term value growth, making it a smart choice for both families and investors.
Orleans (19/25):
Orleans is a more affordable alternative, with an average home price of $653,935. Neighbourhoods like Fallingbrook, which saw a 13.4% price increase, highlight the area’s potential for growth. Avalon, known for its newer developments, caters to families seeking modern homes.
While Orleans is attractive for first-time buyers and relocations, it lacks the same diversity in housing stock and long-term growth potential as Kanata. That said, its affordability and steady demand make it a solid option for families starting out.

3. Transit, Commuting, Location (25 Points)
Kanata (20/25):
Kanata’s location is ideal for those working in Ottawa’s west end, especially in tech hubs like Kanata North Technology Park.
